Josh Barrow

Founder & General Partner, Westwind Partners

Josh Barrow founded Westwind Partners to acquire small-bay industrial and warehouse properties (30,000 to 80,000 SF) across Tulsa, Huntsville, Des Moines, Richmond, the Lehigh Valley, and the New York metro. The strategy is value-add: buying overlooked assets with real upside that other operators walk past because they can't see past the vacancy, the deferred maintenance, or the lease complexity.

Josh's edge is underwriting. As a licensed loan officer, he spent three years originating across the full product spectrum, including conventional, FHA, bridge, hard money, construction, and commercial mortgages on industrial, retail, and mixed-use properties. That work taught him to read deals the way lenders do: where the capital stack actually breaks, which terms hold up under stress, and what trips a loan committee. Most operators learn this the hard way, after a deal blows up at the closing table. Josh learned it from the other side of the desk.

He earned his real estate license in 2014 and bought his first investment property in 2017, since building a portfolio of commercial, mixed-use, and residential holdings across Westchester and the Hudson Valley. Past projects include a successful value-add reposition and exit in Poughkeepsie; current holdings include flex space in both Sleepy Hollow and Poughkeepsie and a mixed-use property in Purdys. Westwind is the consolidation of nearly a decade of investing, lending, and underwriting into a single thesis: disciplined sourcing and rigorous underwriting produce better outcomes than chasing hot markets.

Josh built that portfolio concurrent with a teaching career, leaving the classroom in 2022 to focus on commercial real estate full-time. Outside of Westwind, he reads widely, meditates daily, and plays tennis and squash when the schedule allows. He lives in North Salem, New York, with his wife and two young daughters.

A Texas-rooted commercial real estate professional with a career spanning brokerage, asset management, and nationwide retail expansion, Josh holds a BBA in Real Estate along with an active real estate license in Texas and a broker's license in California, backed by a five-year brokerage track record spanning more than 100 deals as a Director of Investment Sales. He brings a rare blend of operational depth and entrepreneurial instinct to WestWind Partners, based in NYC, where he leads acquisitions and helps shape the firm's growth strategy.

In addition to his professional work, Josh has invested in personal real estate projects, giving him a hands-on investor's perspective that informs how he underwrites and evaluates deals.

His focus is straightforward: identify value-add industrial and retail assets trading at compelling bases, underwrite them with discipline, and create outsized returns for investors. Whether sourcing off-market warehouse opportunities or evaluating repositioning plays in overlooked markets, Josh applies the same framework. Rigorous analysis, clear-eyed risk assessment, and a drive to build lasting value.

Outside of work, Josh is as comfortable on a soccer pitch as he is in a boardroom. He competes in local leagues, stays grounded through his faith and church community, and feeds a genuine curiosity for the world. He has traveled to more than 20 countries across six continents and is fluent in Spanish, which comes in handy both abroad and closer to home.

Andray started out in residential mortgage processing, handling home loan applications from intake through to closing. The work was largely operational: managing pipelines, collecting and reviewing borrower documents, ordering appraisals and title, following up with underwriters, and making sure files stayed on track. Working across multiple applications at a time built a solid foundation in process management and an eye for the kind of issues that tend to delay a closing.

After a few years on the residential side, the focus shifted to commercial and industrial lending. The operational scope grew considerably from there, with larger files, more parties involved, longer timelines, and more involved documentation requirements. Andray worked across a range of asset types including retail, office, and industrial properties, keeping complex transactions organized and moving forward through every stage of the process.

More recently, Andray has been focused on due diligence for commercial real estate transactions. This includes reviewing property financials, coordinating third-party reports, going through rent rolls and title work, and helping deal teams understand what they are looking at before a transaction closes. The role is largely about staying organized, knowing what to look for, and making sure the relevant findings are clearly communicated to the people involved in the decision.
